Garden house in Leuven: from compact city gardens to the villa segment

Leuven (3000) is a city of contrasts. In the old centre (around the Grote Markt, Oude Markt, Ladeuzeplein) the gardens are small, historic and limited. In the villa belt around Heverlee, Kessel-Lo and Wilsele they are spacious and often premium. Which garden house suits which Leuven plot?

City gardens in the centre of Leuven

Features:

  • Very small sizes (sometimes under 3×3 m in total)
  • Compact models: Qube, 2×2 budget, a small store
  • Often old walls on the plot boundary — mind the distance

Recommended range: €670-€1.200 for a suitable compact model.

Terraced houses in Kessel-Lo, Heverlee centre, Wilsele

Features:

  • Garden size 5×8 m on average
  • Standard budget or mid-range models (3×3 to 4×3)
  • Mixed functions: storage, deck and a corner spot

Recommended range: €1.200-€3.500.

Villas on the edge of Leuven and in the Pajotten belt

Features:

  • Spacious plots (over 15×15 m)
  • Premium preference: design models, pool houses, bespoke
  • Popular: padauk cladding, flat roof, natural integration with the garden architecture

Recommended range: €4.000-€7.500+, regularly bespoke.

Permits in Leuven

Leuven follows the Flemish regime. Note:

  • Historic centre (inside the Leuven ring, the old city districts): extra attention for the protected townscape
  • University campus areas: specific municipal rules
  • Other zones: standard (notification under 40 m², permit above it)

Check via leuven.be/stedenbouw for your specific plot.

Delivery in Leuven

Free delivery in the city of Leuven and its districts (Heverlee 3001, Kessel-Lo 3010, Wilsele 3012, Wijgmaal 3018). For city-centre addresses: advance discussion about access (narrow one-way streets). For most garden houses the lead time is 5-8 weeks after ordering; a few standard models are faster (2-3 weeks).

Installation by our own teams

For garden houses we have our own fitters. In villa gardens where bespoke work or pool houses are involved, installation by us is almost always the option chosen. Ask for a combined quote.

Important: the foundation is not part of our delivery. A level, stable base (concrete slabs or a concrete pad) must be ready beforehand. If you are unsure which foundation your model needs, send us your garden plan and we will advise which type it requires.

Common mistakes with a garden house in Leuven

A garden house is a 10+ year investment; most later problems are avoidable if you ask the right questions up front. Four recurring pitfalls we often see in gardens in Leuven:

  • No foundation, or an inadequate one, ready at delivery. A garden house standing directly on grass or loose slabs draws moisture from the ground and warps sooner. The foundation (e.g. concrete slabs or a concrete pad, laid level) is preparation on your side — not included in our delivery — and must be ready before we come to install.
  • Too close to the plot boundary. Under the Flemish notification scheme there must be at least 1 m between the garden house and the neighbouring plot. Measure beforehand with a folding rule, not by eye.
  • Checking the permit too late. A refusal once the timber is already on its way costs time and money. One visit or phone call to the planning department takes 10 minutes and avoids weeks of delay.
  • Timber not pre-treated. Untreated spruce in a damp garden weathers in 2-3 years. Apply a coat of stain or timber oil on handover — it is always in our assembly guide.
